A pool is a must-have for many South Floridians. This subtropical essential, however, can have its own set of problems. We inspect structure, materials, decking, pumps, filters, heaters, and walkways. Electrical wires and bonds are reviewed for compliance.
Our inspectors look for cracks in the foundation, drains and materials of the pool. Deterioration, uneven spots, and missing grouts in the waterline, are causes for concern.
Our team visually checks inside the pool and tests the equipment outside the pool.
WDO Inspection
A Wood Destroying Organisms (WDO) inspection is often referred to as a termite inspection. There are a multitude of organisms that destroy wood and could be living in your potential home right now.
We look at the interior and exterior of the property to identify physical signs of an infestation. Our team inspects the baseboards, walls, windows, crawl spaces, door frames, insides of cabinets and closets. Signs we are looking for include droppings, broken wings, mud tubes, damaged wood, and provide you with a proper treatment option.

SCHEDULE INSPECTIONSTEP 1

Please plan for our inspection to take up to several hours. We begin with the exterior, roof, crawl space, and pool before entering the home to do a detailed inspection of the interior. Our experienced inspectors take meticulous notes and pictures so we can offer you every observation. We share our objective opinions on your potential property’s condition.
STEP 2
detailed report
After we complete your inspection, we provide a detailed report that includes observations, summaries, photographs and notes. We estimate the lifespan of major systems, appliances, the roof, and structural elements. Suggested repairs and replacements are also included.
STEP 3
negotiations or moving process
Based on our findings, you may have further negotiations with the seller. You may also move into the home with the peace of mind that only comes after a high-quality and objective inspection.

Foundations
Do you know that a minimum of 4 inches of your entire foundation must be exposed at all times, if your exterior walls are bricks, or hardy plank siding boards. If the siding boards on your home are wood, standards require that a minimum of 6 inches of the foundation be exposed.
The soil around the foundation should also slope away from the foundation, this is to help prevent water from pooling around the foundation.
Preventive Maintenance
Do you know that preventive maintenance should be done on your roof every 2-3 years.
Preventive maintenance can help prevent your roof from aging faster than intended, and leaking.
Exteriors
Did you know that the caulking around the interior and exterior side of your windows, light fixtures on the exterior side of the home should be replaced every 3 years, this will help maintain the energy efficiency of the home.
HVAC/Air
Did you know that your HVAC system should be serviced every 6 months, this is to help the a/c system perform at its maximum capability, while helping prevent costly repairs.
